A NEIGHBOURHOOD TAKING SHAPE

Roskill South is part of the wider Roskill Development, a major regeneration programme led by Kāinga Ora – Homes and Communities. Together, we're helping reshape this well-loved area with modern, warm homes, greener spaces and better community amenities.

The development will ultimately deliver around 880 brand-new homes, replacing around 265 existing social homes and creating a vibrant, mixed community for generations to come.

HOMES DELIVERED THIS QUARTER

All physical works are now complete across 16 hectares and all four stages of the Roskill South Development, enabling around 950 homes in total.

Here’s what’s been achieved so far:

• 528 homes completed, including over 260 market and affordable homes and over 265 social homes.   

• Approximately 160 homes currently under construction, including:

  • RS-006A – 22 market homes – Freeland Avenue

  • RS-36C – 30 market homes – Richardson Road

  • RS15C - 31 market homes - Balfron Avenue 
    
    

• One existing social housing site on Richardson Road remains to be completed in 2028, delivering a further 27 homes.

• Additional market homes will be available for sale through 2028, across nine build partners.

• The majority of sites are now contracted, with only one site still awaiting ministerial release through the Right of First Refusal (RFR) process.

PARKS, PLAY AND COMMUNITY SPACES

We're proud to have delivered significant infrastructure improvements across the neighbourhood, including the Freeland Reserve upgrade, a brand new council park, a character street, four new pedestrian walkways, and a new signalised intersection. Auckland Council are working on upgrades to the new park on the corner of Howell and Burnett that are to be delivered early 2027.

WHAT'S NEXT

Roskill South continues to grow into a connected, welcoming and liveable neighbourhood, with homes, parks and amenities now coming together. Thank you to the local community for your support and input.
