HOW WAIKŌWHAI IS TAKING SHAPE

Waikōwhai is part of the wider Roskill Development, led by Kāinga Ora – Homes and Communities, focused on delivering new homes alongside upgrades to parks and essential infrastructure.

When complete, the Waikōwhai neighbourhood will deliver over 700 brand-new homes.

WHERE STAGES 1 AND 2 STAND

Physical works for Stages 1 and 2 are now almost complete, enabling around 380 new homes. This includes 22 social homes, now complete. All market land across these stages is fully contracted, with seven development partners.

FIRST MARKET HOMES COMPLETE

House construction is in its final stages for the first two market superlots, yielding 43 homes. These homes are currently available to purchase, with many more market homes due to commence construction later this year and also become available to buy.

GREEN SPACES AND THE AWA

The Molley Green Reserve upgrade is now complete, with the reserve fully open to the community.

Work continues to progress well on Te Auaunga ki Tai Reserve, an extension of Molley Green Reserve. Wastewater and stormwater works are complete, flushing of the stream channel is complete, and planting has now commenced. The project delivers critical stormwater and wastewater upgrades, alongside the ongoing daylighting of the awa, with completion anticipated around August 2026.

GETTING READY FOR STAGES 4 AND 4B

Resource consents and engineering approvals have been granted for Stage 4 and 4B. House removals have commenced, to be followed by civil construction — enabling approximately 145 social homes and around 100 market homes.  Civil construction will commence around November 2026 and complete around August 2027.  Social house construction is expected to get underway shortly after.
