WHAT’S HAPPENING ON THE GROUND
Waikōwhai is part of the wider Roskill Development, led by Kāinga Ora – Homes and Communities, focused on delivering high-quality new homes alongside upgrades to parks and essential infrastructure.
When complete, the development will deliver around 740 brand-new homes. Around 40% will be Kāinga Ora homes, with the remainder a mix of market and affordable housing.
PROGRESS SO FAR
- Stages 1 and 2 physical works are now complete, enabling around 380 new homes, including 22 new social homes.
- All market land across these stages is fully contracted with seven development partners.
- Consents are lodged and processing for stages 3 & 4.
HOMES UNDER CONSTRUCTION
- Civil works began in September 2025 on the first two market superlots – 43 new homes will be built on this land.
- Construction of around 140 additional new homes will begin in 2026.
PARKS, INFRASTRUCTURE AND UPGRADES
- The Molley Green Reserve upgrade is now complete and fully open, including the new playground.
- Work is underway on Te Auaunga ki Tai Reserve, an extension of Molley Green Reserve. House removals and land remediation are complete. The project includes critical stormwater and wastewater upgrades. Work continues on the daylighting of the awa (stream), with completion anticipated by mid-2026.
STREETS AND INFRASTRUCTURE READY FOR GROWTH
- Infrastructure resource consents have been lodged for stages 3, 4 and 4B and are expected to be approved by the end of 2025.
- House removals and civil works for stages 4 and 4B are scheduled to begin in early 2026.
LOOKING AHEAD
Waikōwhai continues to move forward as a well-connected, future-ready neighbourhood, with homes, parks and infrastructure taking shape together. Thank you to all in the community who have shared their time and input.
TIMELINE
Summer 2025/2026
- Construction and sales of first market homes underway.
- Molley Green Reserve playground opens to the public (Oct 2025).
- Te Auaunga ki Tai Reserve (McKinnon Reserve) works begin.
- Stage 3 & 4 consents will be over approved summer.
Autumn/Winter 2026
- Building of market homes picks up pace.
- Te Auaunga ki Tai Reserve works continue.
- Stages 3 and 4 infrastructure consents approved.
Summer 2026/2027
- The first of the market homes are completed.
- Construction of more market homes gets underway.
- Civil works begin on Stage 4.
